A buyers agent is someone who represents you, advises you and negotiates on your behalf. A listing agent is someone who represents the seller. A dual agent is someone who represents both sides of the transaction but has extra limitations due to obligations to the both buyer and seller.
It's in your best interest, and usually at no extra cost, to have a buyer's agent on your side.
Working with the Builders/Model Home Agents
Walking into a sales office on a Sunday afternoon sounds like a fun way to window shop for a new home. But once you sign in, you waive the option to have a real estate agent represent you.
The builders' agents will do a good job of selling you on the community, showing you the different models, closing the deal, explaining the contract, and directing you to the builder's preferred lender.
If you don't have a buyer's agent representing you, you lose the opportunity to gain impartial advice and council. How will the home's resale value hold up? Are the options overpriced and can I upgrade in the after market and save money? Can I get a better mortgage rate somewhere else? Are there other homes in the resale market that are a better deal? Will the builder negotiate?
Giving up your buyers agent right rarely saves you money. Having a buyers agent on your side, may end up saving you thousands or potentially making the wrong purchase decision.
Calling the Listing Agent on the Sign
You see a For Sale Sign and you want to go straight to the source for information. Well yes, the listing agent should know a lot more about the property than anyone else. But, they have a fiduciary responsibility to the owner, not you. They must answer your questions truthfully, but you'll need to know the right questions to ask.
When it comes time to negotiate, sorry, the listing agent can't help. You'll hear, "What do you want to offer?" By working with the listing agent you may actually be working alone during the negotiation process. Obviously, you deserve better.
Open House Agents... Getting Closer
Visiting Open Houses in an attempt to find a knowledgeable agent that you can work with is actually a step in the right direction. You will hopefully find agents that are knowledgeable and have the right skills to help you through the process. But, it's hit or miss and very time consuming.
